The current Shenzhen private property market doesn't offer anything that would meet very basic standards of middle-class westerners in semi-central locations for less than 8000 CNY (1150 EUR) monthly rent for ~70 sqm.

Office space rental prices rival those of comparable properties in Hong Kong or Singapore.

Almost all landlords with offers show a total lack of understanding when confronted with the notion that a complete renovation after >7 years of use are their responsibility, especially at these prices.
Additionally, a shockingly crass talent to ruin interiors with outrageously horrible taste in decoration with indescribable kitsch or ugliness is demonstrated consistently.

Real estate "agencies" notoriously post false advertisement with inflated price statements and a selection of completely unrelated photos of their liking. Not a single estate agent genuinely acts in the interest of the tenant/buyer in part due to the lack of regulation for commissions. Their incredible vast numbers are financed on the business plan to gain from the exorbitant property price bubble by pure chance.

Restaurants with a kitchen hygiene that wouldn't result in indefinite license suspension in western countries are also more expensive than their counterparts in the western world.

The cost of use for other facilities like gyms is also significantly higher than anywhere in the West when minimal quality of hygiene is demanded.

Recent events motivated me to share my experience / frustration, especially with those who consider the city as a destination of business or adventure.

What I find amazing is that you bitter LBHs feel the need to remind people that you come from "the West" and compare things with the way they are in "the West", then why don't you move your arse out of "the East"?

That I use the Western world as a basis of comparison is simply because that's where my intended readers mostly come from and that the realization of currently higher prices in Shenzhen than there are perhaps a not so useless information for them when they consider to come here.

Well, that's exactly what most of the foreigners are doing. And not only the individuals but also the foreign companies. Zara, Coach, Philips, Apple, General Motors, Caterpillar, Opel, Mediamarkt and many more turn their back to China for several reasons such as high cost price, total misunderstanding of valuing quality from the Chinese consumer, illegal copy and paste behavior of Chinese companies, logical issues and lack of quality by Chinese companies.

Many people, especially the Chinese, think that China will be the biggest economy in the nearby future and that China, including Asia, will take over the role of the USA but I believe this will not happen.

The top of Huawei already mentioned that China is not going in the right direction. Foreigners are indeed regarded as LBH's by many Chinese. In all their arrogance the Chinese forget that a foreigner mostly always should have it's value in China because foreigners are able to do things that Chinese can not do.

And here you see the big difference between te West, and especially the yanks. In the West we use each other qualities. We don't want to make motorcycles like Ducati in Holland because we know only Italians can do that. And the Italians don't want to grow flowers because they know the Dutch are much better in this.

The Chinese however thinks he's a superhuman being. The new übermensch who can do everything much better as anyone else.

Any Chinese company who's not able to select foreigners, living in China, to improve their business must be regarded (in my opinion) as a short sighted, narrow-minded and arrogant company.

Unreasonable demands of LBH's ruin the perception of this great city!

I have encountered this a lot and not just in Shenzhen, first contacting the "agent" by email and asking many questions on the apartment before meeting and arranging a viewing. When meeting them they take you to what you expect to be the apartment you have talked about and seen pictures of. In actual fact it's a completely different apartment from the pictures and costs more. If you stick-to-your-guns, they say they will take you to the apartment advertised. Which also turns out to be a completely different apartment and also costs more than the advertised price. Finally them saying that said apartment is not available.....total fkin waste of time!

This must be common practice because almost all "agents" do this. I mean what kind of an ethos is dishonesty, overcharging and treating your client like a fkin idiot!

The utter shit that is being spouted here is making me vomit. If you're paying 8000 per month for a 70 sq.m apartment then you are being ripped off, pure and simple. I have never had a problem with a landlord or real estate agent here, I certainly can't say the same about UK or South Africa. They want X price, simply offer whatever you think it's worth or you're prepared to pay and take it from there, you'll eventually strike an agreement.

To say that the cost of renting office space here is comparable to Hong Kong and Singapore is the biggest load of shit I've ever heard, just complete bollocks.

You're also forgetting what costs considerably less here. Comparing Shenzhen to UK I save a massive amount of money on transport, utilities, every service that I require and not to mention the tax bill. That definitely dwarfs whatever you're saving on your fucking gym.

Yes lots of prices are frustrating. I never shop in a mall here because the price to quality ratio is ridiculous. I don't understand why a beer in some places is more than what I'd pay in London. It pisses me off to pay 30RMB for a pack of 4 decent sausages when China is the worlds biggest pork consumer. It is what it is, and yes it's a fucking frustrating place but on the things you mentioned such as unreasonable cost of living I'm afraid you're all just talking shit.

You either have no recent experience with property market in Shenzhen (who's renting prices rose by ~60% in the past year) or you have extremely low standards.

Anyway, the awkward primitiveness of your way of expression isn't worth any further attempt of reasoning because that's not what you are after anyway - just like your "how to plow cheap Chinese girls" forum friends here.

I'll just enjoy my extremely low standards in my 116 sq.m fully-furnished apartment with three bedrooms and home office bang smack in the middle of Futian that I'm paying 7500RMB per month for. I signed for this place last September on a 2 year lease which enabled me to only pay one month deposit. Clearly I don't know what I'm talking about despite living here for almost six years, fucking idiot.

You definitely cannot rent a place like this right now that has been renovated within the past 3 years and doesn't have a depression inducing interior at the current market price. I offer anyone 2k CNY to proof me wrong.
